What do you need for a G&D Plan?

We get asked this question a lot! Let’s just answer it here:

We will provide a topographic survey (you will need that for a G&D and it is NOT the same as a boundary survey) and the set of plans including the G@D.

We will ask you to provide us with the following:

For the residence:
• Floorplan of the residence
• Lot coverage table (will be on the house plan set)
• Information on stepdown to garage, patio, etc.
• Slope of floors in garage, patio, etc.
• Orientation/location of the building (please draw on the topo, once received)
• Preferred location of driveways (please draw on topo, once received)
• Schedule B-II from the title report or all easements with Book and Page on the survey
• Well location or water meter location (please draw on plan if you know)

Septic system details:
• Location of test holes
• Septic tank location
• Number of trenches
• Length of trenches
• Orientation of trenches
• Location of reserve field

Other items:
• Propane tank size and location (above ground or under ground)
• Any other improvements such as fences, arenas, casitas, accessory buildings… and associated plans and/or details (for example fence details, gate details, casita floor plan)
• If your property is located in Yavapai County, you will also have to get a geotechnical report and then email that to me. Part of the report needs to be included in my plans. There are a couple of geotechnical companies in Prescott that can provide that service.
