I found my dream property – and it is CHEAP! Should I buy it?

Hold your horses! If it is inexpensive, you either just won the lottery or there is a caveat involved. Almost always the problem is that the property is in FEMA flood zones. That is not necessarily a reason NOT to buy a property but you should take a good hard look and involve some thinking first. What do you plan to accomplish with your property? How large will your residence be? What else do you plan to build? Building in the floodway is very difficult, we will not even get into that. Building in the floodplain is entirely possible, however, there are some restrictions and added costs. But how do you know where those zones are? Let’s take a look at a “random” property in Maricopa County:

In “Enhanced Search” search for the parcel number that you are interested in. For example APN 503-25-011. The parcel is shown with a light blue border, floodplain portions are shown in blue and floodway portions are shown in red.
